Following two detailed pre-application submissions, this residential redevelopment was unanimously approved at committee by Waltham Forest councillors.
We proposed to replace a low-grade industrial site with a high-quality, contextual scheme comprising four family houses and five dual-aspect apartments, each with generous private amenity space.
Working closely with the client and leading the consultant team, we shaped the planning strategy and design evolution — responding to pre-app feedback to reduce massing and improve neighbour relationships. Particular attention was paid to landscaping, noise mitigation (given proximity to the railway), and activating the street frontage.
The scheme secured full planning permission at first submission and delivers much-needed family homes on a tight and technically constrained urban site.
